A house is built in a fixed order. So is a good working relationship. Here is ours, stage by stage, with what you get at each one.
The six stages

Stage 01
Site walk.
We meet on site, walk the lot or the house, talk through what you want and what you're working with, and tell you plainly whether we're the right builder for it.

Stage 02
Scope & estimate.
We write down exactly what's included, materials and finishes, and what isn't. Then we price it line by line.

Stage 03
Drawings & permits.
Plans are finalised with you and your designer, and permit applications are prepared and filed with the right office.

Stage 04
Schedule.
A start date and milestones built around the trades, material lead times and the Iowa calendar: frost, spring rain, summer heat.

Stage 05
Build.
Crew and trade partners on site, daily clean-up, and regular updates from one contact. Any change is priced and agreed in writing before it's built.

Walkthrough & handover.
We walk every room with you, list anything that isn't right, put it right, and hand over the house.

What we ask from you
- 01
Decide early. Finish choices made before the build keep the schedule honest.
- 02
Tell us everything. Budget, timing, the thing you're worried about. A good scope needs the whole picture.
- 03
Walk it with us. You're welcome on site at the milestones; we'll show you what's behind the walls before they close.
Straight answers
Yes. We build from your drawings, or help you get a plan drawn if you don't have one yet.
We prepare and file permit applications as part of the drawings stage.
We price the change, write it down, and you approve it before it's built. No surprise invoices.
Often, yes. We plan the phasing with you so the house stays usable where it can.
